Commercial vs Residential Real Estate For Investors

When most people think of real estate, they think of residential housing. However, there’s also an entire world of commercial real estate. While different in many ways, both types of real estate present strong opportunities for investors, from immediate earnings to long term equity development.

If you’re thinking about investing in real estate in the Greater Toronto Area, it’s worth comparing commercial and residential options to determine which route is right for you.

In this blog post, we’ll explore the core differences between investing in commercial and residential real estate, sharing a few bonus tips along the way.

Commercial vs Residential Real Estate at a Glance

Starting from the top, let’s look at the basic differences between commercial and residential real estate as it concerns investment.

Commercial vs Residential Properties

The most obvious difference between these two categories is the properties themselves.

Residential properties are rented to tenants as personal dwellings or for short term use. Everything from standalone condo units to traditional houses, large multifamily buildings, and full-scale apartment complexes falls under this category.

Commercial real estate is harder to define. In a general sense, it refers to properties that are zoned for and used to house or facilitate businesses and services. This could include anything from industrial manufacturing to storage facilities (warehouses), retail, food service, corporate offices, and beyond. Commercial investors rent their properties to commercial tenants: entrepreneurs and small businesses, large corporations, non-profit organizations, government services, etc.

There are also mixed use properties. These are buildings that are built and zoned for both residential and commercial use. A common example of this would be a retail storefront with residential apartments on top.

Commercial vs Residential Regulation

Commercial and residential investments don’t just differ from each other in terms of physical features, end users, and costs. These two realms are also totally separate from a regulatory perspective.

For example, most residential landlords in Ontario must use the province’s Standard Residential Lease. However, there is currently no standardized lease agreement for commercial tenancies.

No matter which market you tap into, understanding your legal boundaries and responsibilities is essential.

Investing in GTA Residential Real Estate

Most investors, especially those who are buying a dedicated income property for the first time, gravitate towards the residential market. With some of the highest rental averages in Canada, owning an investment property in the GTA is a great way to earn passive income while building your personal wealth for the future.

Here are a few pieces of advice for investing in a residential property.

Choosing the Right Investment Property

Not all properties are created equal, especially from an investment perspective. You’ll want something that’s suited to your budget, ideal management workload, and portfolio, but also optimized to earn strong returns. An investment-specialized real estate agent can help you explore micro markets (like York Region) to find the right opportunities for you.

Tenant Screening

You’ll also want to be selective in finding the right tenants for your property. This is more important than many first time investors realize.

Great tenants can be the difference between a smooth, well earning investment experience and a nightmare one. Potential issues can take weeks (or more likely, months) to get sorted out thanks to a backlog of cases at the LTB.

As an investor, having a thorough tenant screening process is incredibly important. It’s the most effective way to protect your earnings and reduce other risks.

Know Your Role

Whether you plan to hire a property manager or do it yourself, you need to understand your obligations as a landlord. A great place to start is with Ontario’s Residential Tenancies Act.

Investing in GTA Commercial Real Estate

Looking to buy a commercial property in the GTA? Here are a few tips to keep in mind.

Understanding Your Ambitions

Before you buy, it’s important to understand your goals as an investor. What type of financial goals are you working towards? What type of management experience would you like to have? What industries are you most experienced or interested in?

Outlining your ambitions in advance will make the process of sourcing a commercial investment property much easier.

Do Your Due Diligence

Commercial real estate transactions are far more complex than residential purchases. As an investor, you’ll want to do your due diligence and work with an experienced commercial real estate agent to ensure you understand the true parameters and potential of a specific property.
