What is a Home Inspection?

A home inspection is more or less exactly what it sounds like: the process of having a property analyzed top to bottom by a professional inspector. Afterwards, the interested buyer and/or homeowner receives a detailed report about the home’s structure and systems, helping them make informed decisions (usually related to a real estate transaction).

When to Ask For a Home Inspection

You can order a home inspection anytime once you’ve bought a house. However, it’s far more beneficial to get one before you’re locked into a real estate transaction. 

In York Region, most buyers include a home inspection condition as part of their buying offer. This grants them the right to have the property professionally inspected before the deal is finalized. If any major issues are uncovered, they can potentially renegotiate on the house. 

If you are placing an offer on a house that has interest from many other buyers, your real estate agent may recommend excluding some or all conditions (like a home inspection) in order to make your offer more attractive. 

What do Home Inspectors Look For?

Home inspectors don’t have time to go through a house with a fine-tooth comb. Instead, they focus on the most essential parts of a home’s structure and systems to ensure everything is in good order. 

At a glance, here are some of the main components of a home inspection:

  • The foundation 
  • Roof and eavestroughs 
  • Exterior surfaces, including siding, windows, doors, and garage doors
  • Electrical systems
  • Heating and cooling systems
  • Ceilings and walls
  • Insulation
  • Natural ventilation
  • Attic and crawl spaces

The average home inspection typically takes around 2 to 3 hours. However, this timeline can be shorter or longer depending on the size of the property and how thorough the inspector is. 

Beyond the Basics

Keep in mind that home inspections can be bespoke. Sometimes an inspector may analyze other aspects of a property depending on the circumstances. For example, let’s say you’re buying an acreage or agricultural property. The inspector will also verify the condition of any outbuildings that may be on the property, such as barns, garages, greenhouses, storage sheds, or quonsets. 

How Much Does a Home Inspection Cost?

Like other aspects of the process, the exact cost of your home inspection will be specific to your circumstances. In York Region and the Greater Toronto Area, most home inspections follow a flat fee model based on the type of home (condo, townhouse, bungalow, two-storey, etc.). However, other professionals may bill based on the hour. 

On average, a home inspection can cost between a few hundred dollars for condos and smaller homes and one or two thousand dollars for larger properties. You can always ask a local real estate agent or reach out to an inspector for a quote if you’re looking for an accurate estimate. 

Although it does involve a small upfront cost, getting a home inspection is absolutely worth the investment. Without a professional inspection, you run the risk of buying a house that’s hiding major flaws. This could turn into thousands (potentially tens of thousands) of dollars or more in unexpected costs down the line. 

Should Sellers Get a Home Inspection?

Home inspections are usually ordered by buyers who want to ensure they’re making a safe investment. However, getting a home inspection as a homeowner or seller can also be helpful in certain situations. 

If you’re planning to sell your house but are worried about hidden defects that could impact your sale, obtaining a pre-listing home inspection can uncover certain issues in advance. If any problems come to light, you can tailor your selling strategy accordingly.
