When it comes to buyers, they’re often looking for a time of year, market conditions, or some other external factor that justifies buying a house. What I typically find after asking them a few questions is that their question is not as simple as: Is it a buyer’s market right now?

When Should You Buy a House? It’s Personal
For many people, buying a house is a decision that is independent of market conditions.
For example, a young couple may have just gotten married and want a place to grow their family. Their children have gotten bigger, and they’ve outgrown the space. The dream job they’ve been waiting for is an hour and a half commute from their current home, and they need to move for their job.
Can I Time the Market?
For others, they feel the need to wait for the perfect moment in the market, when prices are lowest, and sellers are most desperate. And I always ask them this question: When will you know that we’re at the bottom?
Homes are not similar to traditional equities, where we can see massive trading volumes across the world day by day.
I do think that buyers should be cautious in an overly competitive market, which we just saw through the 2020-2022 COVID craze. But, it’s nearly impossible to time the market – we only know it’s the bottom when it’s behind us.
My philosophy on this is fairly simple; if you are ready for a change to a house you can afford, and you as a buyer are not in competition everywhere you go, then it may make sense for you to buy the house that will improve the quality of your life.
A Seasonal Perspective
When is the best time to buy a house in Ontario in terms of season? Looking at a yearly cycle, there are often “best times” to buy a house throughout the year, although I don’t believe there is a single best.
We often hear of the “spring craze” in the marketplace. Many people understand it as the best time to sell a house, but, in a down market like we’re in, I believe it may actually be the best time to buy a house.

Buying a House in the Spring Market
Most sellers will wait until the Spring to sell their home – the weather is better, photos will look nicer, and everyone is generally in a better mood as we come out of wintertime.
Those same sellers also think that selling in the Spring will net them the most amount of money. But when every seller is thinking the same way, that means that there is an influx of homes on the market. And when not a lot of people are buying homes, that means that there is a mass surplus of listings available.
That means, for you as a buyer, you have plenty of options available to purchase. When you have options as a buyer, you can make more calculated decisions and have negotiating power you wouldn’t have otherwise.
Year-Round Opportunities
Do clients of mine always find the absolute best deals during the spring? Not always – there are times when the best deals are found during winter when buyers are locked up at home, or even at the end of summer when people are away on vacation before school starts. It often leads back to the first sentiment I wrote about; there is no perfect timing, only timing that works best for you as the buyer.
