Should I Live in a Gated Community?

Gated Communities in Ontario are an interesting topic – although quite desirable, they’re extremely rare!

Compared to our neighbours to the south, gated communities are few and far between, and those who are looking to move into one may opt for another luxurious option.

What is a Gated Community?

Gated communities are pretty much exactly how they sound: a community of homes that have gated access to get into the area. This typically includes monitored security, registered license plates, visitor registration, and other security measures you won’t find in other neighbourhoods.

The allure of a gated community is the luxury, privacy, exclusivity, and sense of community that come with it.

Typically reserved for more affluent residents, gated communities normally have a higher than average price point, and are often condominium-ized, so homeowners will have to pay monthly maintenance fees in addition to property taxes and other expenses. Sometimes, even certain amenities may be shared among residents.

Gated Communities in Greater Toronto

Despite there being only a few gated communities throughout the GTA, let’s take a look at some of the most desirable ones to live in:

The Estates of King Valley in King City

Located within 10 minutes from the heart of King City, The Estates of King Valley takes King City privacy a step further.

Despite being named after the King Valley golf course, residents of this community get all the benefits of golf course living, without the fear of having a golf ball fly through their window during Sunday dinner.

King City is known for its privacy and country feel, while having easy access to downtown Toronto and fantastic restaurants, and living within its premiere gated community creates an elevated level of what people love about King City so much.

Adena Meadows in Aurora

One of the most exclusive gated communities in York Region, properties here rarely ever exchange hands, and if they do, it’s normally for jaw-dropping numbers.

For many, this is the community they want to live in – and for good reason.

Located at Leslie and Wellington, this community abuts the Magna International headquarters – one of the most architecturally pleasing corporate offices you could find. The building and grounds look like they belong in Downton Abbey, not serving as the headquarters for one of Canada’s largest companies!

Within the community are Adena Springs, an ethereal home for equestrians filled with tracks, stables, pastures and riding pens, and Magna Golf Club, one of Canada’s premiere private golf clubs.

With 24-hour guard-gated security and nearly every home being a custom-built masterpiece, this neighbourhood is as desirable as they come, and people will wait months, or even years, to have an opportunity to purchase one of these spectacular estates.

Beacon Hall in Aurora

Continuing with the theme of golf course gated communities, Beacon Hall is not only the namesake of one of the best private golf clubs in York Region, but also plays host to a gated community of residential homes.

Centered around the Beacon Hall Golf Club, homeowners are always pleased with their location – with access off of Bayview Avenue in between Vandorf Sideroad and Bloomington Road, not only are you already nestled amongst the multi-million dollar estates of Steeplechase Avenue and Hunters Glen Road, you have fantastic access to Highway 404, the core of Aurora, great restaurants, boutique grocery stores, and so much more.

And, if you somehow manage to get bored of playing Beacon Hall, there are so many fantastic golf courses located just minutes from your front door.

Swan Lake Village in Markham

Focused on adult lifestyle, Swan Lake Village gets its namesake from the very lake it was built around – Swan Lake.

Predominantly townhomes with a nice blend of bungalow and bungaloft style homes, this community has three clubhouses within, featuring pools, tennis courts, and other amenities the residents can take advantage of.

Located at Bur Oak Avenue and 16th Avenue, Swan Lake Village is close to the heart of Markham’s core, Main Street Unionville, and Main Street Markham, Downtown Markham, and the iconic Village Grocer, a Markham staple.
